Vinyl Floor Stripping and Waxing

Stripping and waxing for vinyl floors that take finish, and a plan for the ones that do not.

"Vinyl floor" can mean three very different products. Some vinyl floors need floor finish to look good and last. Others should never be waxed at all. Before any stripping and waxing starts, the first job is to find out which vinyl you have.

Strip&Wax.com is a national commercial floor care brand. We work in commercial buildings only, never homes, and serve every state except California. This page starts from the very beginning: you have a vinyl floor, and you are not sure what to do with it.

Not Sure What Vinyl Floor You Have?

That is normal. Facility managers often take over a building with no records of the floor. Many different vinyl products look alike from a few feet away. The care each one needs is very different, so getting it right matters before a single coat of wax goes down.

Putting wax on the wrong floor causes problems. The finish may peel, look streaky, or build up on a surface that was never meant to hold it. Using stripper on the wrong floor can damage it.

VCT, Sheet Vinyl, and LVT Explained

  • VCT (vinyl composition tile). Hard, square tiles made of vinyl and fillers, laid in a grid. The surface is porous and has no protection of its own. VCT needs a floor finish, and it is the main vinyl floor that gets stripped and waxed.
  • Sheet vinyl. Vinyl that comes in wide rolls, with few seams. Some commercial sheet vinyl is made to take finish. Other sheet vinyl has a factory coating and should not be stripped. It depends on the product, so it is checked first.
  • LVT and LVP (luxury vinyl tile and plank). Thicker tiles or planks with a printed wood or stone look and a clear factory wear layer on top. LVT is never waxed. Finish does not bond to that wear layer.

For more on the luxury products, see our LVT floor page and our guide to LVT vs LVP.

How to Tell What You Have

A few simple checks narrow it down:

  • Look at the seams. A grid of small square tiles points to VCT. Long planks point to LVP. Wide sheets with few seams point to sheet vinyl.
  • Look at the pattern. VCT has flecks or speckles of color through the tile. LVT and LVP have a printed wood, stone, or tile image on top.
  • Look at the shine. A high gloss shine that wears off in traffic lanes usually means VCT with finish on it. A low, even sheen with texture often means LVT.
  • Look at an edge. At a doorway or transition strip, a thin, solid tile is often VCT. A thicker tile with a clear top layer is often LVT.
  • Check the files. Installation records, floor plans, or old invoices may name the product.

Still not sure? Send clear photos with your quote request. Show the pattern, the seams, the shine, and a close up of an edge. The floor type is confirmed before any service is quoted.

How Stripping and Waxing Works on Vinyl That Takes Wax

Once the floor is confirmed as VCT or a sheet vinyl made for finish, the process is the same.

  1. Clear the area. Furniture and mats are moved, and the floor is dust mopped to remove dirt and debris.
  2. Apply stripper. Floor stripper is spread on and left to loosen the old layers of finish.
  3. Scrub. A floor machine with a stripping pad lifts the old wax down to bare tile.
  4. Rinse. The slurry is picked up and the floor is rinsed with clean water and a pH neutral cleaner, so no stripper is left behind.
  5. Dry. The floor dries fully. Water under the new wax coating causes peeling.
  6. Finish. Thin coats of acrylic finish go on one at a time, with drying time between each coat.

Thin coats protect better than thick ones. They dry hard, seal the tile evenly, and hold a glossy shine longer. For the full VCT service, see our VCT strip and wax page.

Cure Time and Keeping the Shine

A new wax job is dry to the touch before it is fully hard. Light foot traffic can come back once it is dry. Heavy carts and furniture should wait longer, because rolling weight leaves marks in soft finish.

After it cures, routine care keeps the finish durable and helps prolong the time before the next strip:

  • Dust mop daily with a microfiber flat mop to pick up grit.
  • Damp mop or wet mop with a pH neutral cleaner, not a strong degreaser.
  • Burnish with a high speed machine to bring back the shine.
  • Use mats at the doors to stop grit and water from wearing the finish.
  • Scrub and recoat when traffic lanes show wear and tear but the finish is still clear.

How LVT and Factory Coated Vinyl Are Cared For

Floors that should not be waxed still need care. LVT and factory coated sheet vinyl are cleaned with a neutral cleaner and scrubbed with a soft pad. Scratches in the wear layer cannot be buffed out with wax. Adding wax only builds up a film that turns dull and can peel.

If wax was put on LVT in the past, that buildup can often be removed with care. Send photos and we will tell you what we see.

Tile and grout cleaning is also available for ceramic tile areas, such as restrooms and entries, that sit next to vinyl floors.

Scheduling and Price Factors

Stripping and waxing floors means wet floors, odor, and drying time. Work is scheduled at night, on weekends, or one section at a time. Each section stays closed while the finish goes down and dries. Zero downtime is not a realistic promise.

Price depends on:

  • Floor type. VCT, sheet vinyl, or LVT each need a different service.
  • Square footage of the area to be done.
  • Condition. Heavy buildup takes longer to remove.
  • Layout and furniture. Open areas go faster than small rooms full of desks.
  • Timing. Access hours and deadlines.

What to Send With Your Quote Request

  • What you think the floor is, or "not sure."
  • Photos of the pattern, seams, shine, and an edge.
  • Square footage of each vinyl area.
  • How the floor looks now: dull, yellow, peeling, or streaky.
  • When the floor can be closed, and any deadline.

Vinyl Floor Questions

Can all vinyl floors be stripped and waxed?

No. VCT can, and some sheet vinyl can. LVT and LVP are never waxed.

How do I know if my floor is VCT or LVT?

VCT is small square tiles with speckled color and a shine that wears off in lanes. LVT often has a printed wood or stone look and a factory wear layer. Photos help confirm it.

How many coats of wax does vinyl need?

Several thin coats work better than one or two thick ones. The exact number depends on traffic and the look you want.

Can you remove wax someone put on LVT?

Often, yes, with a careful process made for the wear layer. Send photos so the floor can be checked first.
